How do I reserve a property and make a reservation?

What are the payment terms?
We require a reservation deposit of 25%. The remainder of your balance is due 8 weeks prior to your arrival. If the reservation is made within 8 weeks of the arrival date we require the full amount at the time of booking. Payments can be made by Credit & Debit Card. (3% charge will be applied & 3.5% for Amex). Please do not book airline tickets or make travel arrangements until we have confirmed the dates for you, this normally takes less than a couple of working hours. (US Time)

What are the check-in & check-out times?
Check-in time is 4:00 pm. Check-out time is 10:00 am.

Can we check-in early / check-out late?
Yes, depending on availability. An early check-in of 11:00 am and late departure time of 3:00 pm can be arranged at an additional fee of half the nightly rate. (Minimum charge of $50. In peak season the charge is the nightly rate or minimum of $100).

Is the property I see in the photos the one that I will get?
Yes. Unlike a lot of companies, we do no believe in ‘Lucky Dips’ when it comes to booking properties. We list and advertise each of our properties individually, ensuring that the property you book is the one you have seen on reservation. We believe our client’s satisfaction with their chosen property is paramount.

What are your cancellation policies?
Cancellations outside of 45 days will receive a full refund of all monies paid. Cancellations between 45 & 30 days are subject to a 25% cancellation fee. Cancellations between 30 & 21 days are subject to a 50% cancellation fee. Cancellations of 21 days or less will result in no refund being given. We require all cancellations to be submitted in writing to info@absolutehomesflorida.com The cancellation policy will apply to all reservations made with Absolute Homes on the date of request as the effective date. Trip Cancellation insurance is recommended and we will of course assist quickly and efficiently with any claims submitted to us by your insurance company.

What security deposit is required?
We require a refundable security deposit with each reservation. This is payable at the final payment stage and will be returned within 14 days of departure if no damage has occurred.

Are Absolute Homes & their properties licensed?
Yes, we are fully licensed and regulated in Florida as a ‘lodging provider’. All of our homes are licensed by the state to be rented as short-term rental properties.

How do we gain access to our reserved property?
All of our properties have a state-of-the-art digital door lock. Prior to your arrival you will be emailed a door code that is specific to your property and your reservation. The codes are changed on the day of your arrival and departure at the set check-in and check-out times.

What is included in our property?
All of our properties come fully equipped with all modern appliances: A full kitchen - microwave, oven & hob, fridge freezer, coffee maker, dish washer etc. Clothes washer & dryer. A starter roll of toilet paper and soaps will be provided in each bathroom along with a trash bag in the container. Air conditioning. A flatscreen TV, DVD player and cable TV – see each property listing for more details. Free WiFi.

Are linens and towels provided?
Yes, bed linen and bathroom towels are provided in each home at twice the maximum occupancy. Note: Beach/pool towels are not included unless otherwise indicated.

Are the properties cleaned daily?
No. All of our properties are professionally cleaned and personally inspected prior to your arrival. If you do require any mid-stay cleaning then please contact us at the time of booking and we will be happy to provide you with a quote for this service.

Is smoking permitted at the properties?
All of our properties are strictly non-smoking. Smoking is permitted outside of the property only.

Will there be a telephone at our chosen property?
Yes, there is a telephone in each or our properties. Local calls are free and long distance calls may require a calling card or credit card number for usage. The telephone number to the property will be provided upon arrival.

How many people are allowed to stay in each property?
The maximum occupancy level is shown on each property listing. As a rule there is a maximum of 2 people per bedroom including children.

What amenities are close by?
Attractions – all of our homes are in the perfect location for Orlando’s attractions: Disney 10 miles, Universal 20 miles, SeaWorld 16 miles. Supermarkets & Shopping – all of our homes are located very close to supermarkets, drug stores, restaurants, retail shops etc. Airports – Orlando International is less than a 40-minute drive. Tampa International is roughly1 hour away. Golf courses – the renowned ChampionsGate golf course is 5-10 minutes and within 30 minutes drive is Mystic Dunes as well as 10 other excellent courses.

Can you assist with attraction tickets?
Yes. We work closely with a company called KGS who are based in Kissimmee. They offer the best prices on attraction tickets and these can be purchased prior to your arrival or they can visit you at your vacation home at no extra cost. Please see the ‘Attractions’ page.

Is the pool water heated?
All of our pool homes have the option to have the pools heated. There is an additional cost of $25 per day. The minimum pool heating charge is 5 nights.

Is pool heating necessary?
In general, during the hot summer months of June through to the end of September it is not normally necessary to heat the pools. Pool heating should be considered for April, May & October. Outside of these months the pool water can be heated, however depending on the external weather conditions (normally below 55 degrees Fahrenheit) it may not adequately heat the water to a comfortable temperature. (Please see T&C’s for further clarification) Please note that spas are not hot tubs and are part of the pool therefore the water temperature will be the same as the pool.

What pool safety measures are in place?
According to state code all of our pool homes will either have alarms on all doors leading to the pool area and / or have a baby fence around the pool. It is against the law to disarm these alarms during your stay. These alarms are in place to save lives!
